Georgetown Home Prices Rise 5.6% Over the Past Year, Outpacing Washington More Than Threefold

Daryl Judy, one of Washingtonian's "100 Best Agents," releases a 12-month analysis of Georgetown real estate

WASHINGTON, DC, UNITED STATES, October 14, 2026 /EINPresswire.com/ -- Georgetown home values continue to pull away from the rest of Washington. That's according to a new 12-month market analysis from Daryl Judy, a luxury real estate agent with Daryl Judy Real Estate | Washington Fine Properties and the recommended agent on LuxuryGeorgetownHomes.com, a guide to the neighborhood's luxury housing market.

From October 2025 through September 2026, 234 Georgetown homes sold at a median of about $1.69 million. That's up 5.6% from the previous 12 months and roughly 2.5 times the citywide median of $681,000. Washington's median rose just 1.7% over the same period. Georgetown buyers paid a median $848 per square foot, 75% more than the D.C. figure of $485.

The neighborhood also beat its own surrounding ZIP code. Across 20007, which includes Burleith, Foxhall and Glover Park, the median price fell 3.3% to about $1.37 million.

"Georgetown's value is its scarcity. You can't add more historic streets, waterfront or walkability to this neighborhood," said Judy. "The rest of the city has been flat, and Georgetown has kept appreciating, because buyers who want it don't treat it as interchangeable with anywhere else."

TOWNHOUSES ARE THE CORE OF THE GEORGETOWN LUXURY MARKET
Rowhouses and townhomes made up 68% of Georgetown sales (159 homes) at a median of about $1.83 million, roughly level with the year before. The neighborhood's rarest properties, detached single-family homes, changed hands just 16 times in 12 months. Their median was about $4.56 million, or $1,033 per square foot.

FEWER SALES, A MORE SELECTIVE MARKET
Georgetown sales dipped 4.5%, in line with a 5.1% decline citywide. Homes still sold faster than in the rest of D.C., with a median of 43 days on market against 62 citywide. They sold for 97.9% of list price, and about one in six went for more than asking.
"In a market this selective, pricing is everything," said Judy, who has been named one of Washingtonian's "100 Best Agents". "If you're looking for the best real estate agent in Georgetown, ask them what this block sold for last spring and why. Every street here trades differently, and the neighborhood median only tells you so much."

CONDOS OPEN THE DOOR
Georgetown condos went the other way. The median condo price fell 10.9% to about $722,000, and condos took a median 70 days to sell.
"Condos are the most accessible way into Georgetown right now, and buyers have real negotiating room," said Judy. "For anyone who has wanted a Georgetown address, this is the most favorable condo market we've seen in several years."
